I was at Batam fom 2 to 3 Dec
Went to M1 KTV at harbourbay around 9pm - 1am
Spend about 3000,000Rp (SGD$300 approx) for 2 towers of Heneiken Beer and quite a few plate of food, tax etc. For me its quite ex because I dont drink beer. Just entertaining some friends who is there with me on their virgin trip.

Many girls to choose. Waiter brought in 30 girls in.
A few chio ones. They spend quite a long time chatting, singing and entertaining us. Surprisingly some sing really well. LOL
Initially just wanna tip them 300000Rp each. But this time round, spoil the market a bit as I dont think i will be visiting batam for next one year. Pay each girl SGD$50. They happy like fuck. Their facial expression is like kenna chai tou liao.

My next target is to patronise M2 KTV.


Also heard from taxi uncle got new joint. Strip show and girls more pretty. But he say price is ex just like singapore.
So i skip that

That was expensive better spend in singapore though there much more cheaper

Asked if it open. Answer yes.
Also asked some question about the new hotel and "Lai ka Tong" MP opposit.
He said Hotel own by a "Mr.Lim" from sg.
LKT MP clean type.

Hotel should open on 8/12.?
But last night I ask the guard from hotel he said open on 19/12.??
Just wait n see..

Malaysia has plenty of natural resources e.g. crude oil, oil palm, etc and hugh vast of land area. The landed houses and cars are cheap and affordable. House are freehold and cars can be used without expiry date. A worker in JB who is earning RM3000 per month can afford to buy a landed house and a brand new car without much burden.

Whereas situation in singapore, property are mostly 99 years lease and car has a lifespan of 10 years. Seems like ownership of many things in spore tend to have an expiry date. e.g. heresay graveyard got 30 years lease after that it has to be shifted due to lack of land, data network also got expiry (2G data phase out), analogue TV signal going to be no more in December 2018 (can only receive digital TV)
An executive/manager who is earning S$4000 a month could not even owned a car & a private condo in spore.

Lifestyle in spore (in general) for an average Joe
Work-Life very not balance (difficult to produce baby)
Stay in flat (machiam bird cage)
Take jam packed public transport during peak hour
Long hours of work and high stress (can cause impotent)
Mostly eat out due to insufficient time to cook
Retire late..age 65-75

Lifestyle in JB (in general) on the other hand
Work-Life well balance (got ample time go massage):D
Stay in landed house with garden
Drive own car parked at home car porch
Shorter working hours and less stress
Occasionally eat at home due to more time.
Retire earlier..age 50-65

My very own Nasi tumpeng,but the restaurant ran out of the original rice and i was given Nasi lemak rice,hehehe...16.6k rupiah. I was perspiring all over after i have done eating,hehehe....taste was good.


..to be exact,what i got was called Nasi Kuning Ayam Rendang (imitation version)...hehehe...:D

This will be quite subjective as need to be considered on a case by case basis. I am in my 40s and if i live long that 40 over years remaining lease of my flat may not be sufficent till the day I pass away. As my flat is a 3s (smallest of 3 room flat) model and location wise not quite convenient, the rental income could be low and there will be many times when my flat may not be able to be rented out (vacant) or frequent sudden termination of lease by the tenant.

Also need to take other factors into account like higher property tax, agent fees, advertisement fees, minor renovation fee, furnishing costs and the hassle to come back to spore to attend to the house again when the ex-tenant moved out, etc

We have to bear in mind that at the end of the 99 years lease of the hdb flat, there will be nothing left for our beneficiaries...

However if I sold the unit, the lump sum sale proceed (some return to cpf) can be further invest in long-term annuity that generate higher interest maybe (6-7%) that gives you a higher return in the form of monthly payout till exhausted...The CPF portion can also obtain 4-5% if transferred to the special or retirement account. I also have the freedom to use the lump sum cash component of the sales proceed to buy property in batam.

Not to forget that Batam landed house are extremely cheap... areas like Tiban, Batu Aji, etc merely cost 300-500 juta = S$30k-50k
Can buy one house and retire there with this lump sum money
Also, Batam brand new car Toyota Agya 1.0 auto (low fuel consumption) is very affordable at less than sing $12,000
Therefore with this lump sum of money from my sales proceed, I am able to have more financial freedom to do what i like...:D

However, IMHO, if the lease of your flat remains more than 50 years and can fetch a good rental rate and consistently able to be rented out due to good location, then it is more worthwhile to rent out the flat..:)

Bro for ur info as individual foreign cannot own free hold landed property in Btm, with company name YES. U only lease the landed property fm the developers or property owner. Base on a 10yrs + 10yrs + 10yrs ( for 30yrs if enough kopi was bought ) leasing contract print out in bahasa indo, which u hv to pay to legal adviser to translate into what ever language u understand. Pls ask and dig deeper b4 u commit urself.
And alway be aware 90% r very good in BS.

i did,went to DC mall yesterday noon,was thinking of catching you for a smoke in mind but the timing was a bit of a last min,so...well...

The rate today still sticks to 10k/SGD...morning rate as of this post. Was thinking to wait up a little bit more,hehehe...planning to change a bit more than usual since 10k/SGD was like a once a year thing (at least for me). :D
