Problem with Balai is too small, no other entertainment and their custom officer might find problem if you in, out too often.
I am also considering Kuantan or Changmai to retire.
At Changmai, a 45sqm condo near their University cost around SGD45k. If buy already, decide to rent out, can find rental from these Uni students. This, you have to acts fast, many PRC have already bought one there.
Thailand BKK got the best hospital in Asia outside Japan, Bumrungrad Hospital. Singapore hospital cannot match it, Esp, this few yr, most of the doctor in Sinkie hospital come from India and Pinnoy land, only ghost know their Cert is real one or fake one. Many Middle East patients prefer BKK hospital.
Furthermore, Changmai house can become your base to travel to Yunnan, Cambonia, Mymmar, Viet. On top, Volkwagon going to built a factory there, and you can imagine a higher end VW will cost only SGD 40k to own one.
Lastly and most importantly, there is no lack of SYT in Changmai.
